Help the client prepare for inspection day.

 

By the property owner following these steps it will help the inspector complete the inspection in a timely manner and help avoid a re-inspection.

Make sure all utilities are on:

Gas

Electricity

Water

Provide unencumbered access to these locations:

  • Breaker Panel

Clear access to and a 3 foot by 3 foot obstruction free area in front of the panel.

  • Water Heater

Clear access to and a 3 foot by 3 foot obstruction free area in front of the panel

  • Attic Access

Make sure there is a clear access to the attic hatch or ladder. This includes removing the car from the garage for attic access which are located there.

Remove or cover clothes in closet when attic hatch is located there, or leave a note for the inspector it is okay to open the attic hatch with the clothes in place.

  • Furnace

Need unencumbered access to furnace location and a 30 inch  work space in front of furnace and clear for the full length of the furnace.

  • Condensor

Need unencumbered access to condensor location.

Finally remove pets from the property. I have personally experienced my own pet who was always friendly until one day while getting an oil change she tried to cross the console of the truck and attack the employee.
